Site Background

This community engagement is being undertaken by Stancliffe Homes Ltd in partnership with Cushman & Wakefield to support a full planning application for 38 dwellings on land at Oxcroft Lane, Bolsover.  The parcel of land is allocated in the adopted Bolsover Local Plan under Policy LC1d.

The applicant Stancliffe Homes Ltd recognises the importance of community consultation in providing information to the local community and key stakeholders through appropriate consultation and communication. 

Our preliminary objective is to inform the local community and key stakeholders of the details of this proposed housing scheme and obtain widespread feedback about the proposals.  This is your opportunity to comment on the proposals in advance of a full planning application being submitted.

SITE CONTEXT

The site lies to the north of Bolsover town centre and is within the settlement development limits of the town (see Figure 1).  The site covers an area of 1.6ha and the Local Plan allocation identifies that the site has a capacity to deliver up to 45 dwellings. 

The site is accessible to a wide range of facilities and services within this busy market town including supermarkets, Post Office, schools and pubs.  The nearest bus stops are on Mill Lane (600 metres) with regular services to Bolsover and Mansfield.

Bolsover District provides a range of employment opportunities both within Bolsover town itself and in the surrounding towns such as Chesterfield, Clowne and Mansfield.

The site is a greenfield, agricultural site but is not designated as Green Belt and is not protected by other environmental or heritage designations.

The town is notable for its castle, which is a landmark feature.  In 2018 the Office for National Statistics named Bolsover as one of the ‘happiest places to live’.
